- [Narrator] Hey welcome back. In this lecture we are going to look at a warehouse subdivision or /conversion example. Essentially we're taking a single building warehouse and then we're going to subdivide it or split them into smaller spaces for smaller tenants. So we may be looking at something like the purchase of an older but well maintained, say 50,000 square foot distribution warehouse that previously just had a single tenant. But the ceiling height is only 20 feet high which is too low to attract a distribution tenant these days where they're mostly looking at 40 feet or higher for major distribution centers. So, and this warehouse is located kind of far from the main highway arteries but still near a growing tech community. It's been vacant for over a year.
