- [Instructor] Hey welcome back. In this lecture we're going to look at a mixed use retail center example. Essentially we're combining apartments with retail. That might look something like this. This is a proposed mixed use project called The Camden where there is high end retail and parking downstairs with residential apartments up top in a dense urban market. So let's look at the synopsis for our sample deal. We're going to purchase an old library location and then we're going to develop mixed use retail apartment complex in place of it, tear down the entire old library. So then we're going to lease up the retail and the apartments and what we're building is we're going to build 50,000 square feet of retail and 120 apartments above retail. So here is what the baseline economics look like. For the project cost the purchase of the old public library is seven and a half million. We're going to spend just under 60 million on the total construction, $75 of square feet on the retail…
