- [Instructor] All right, in this lecture, we are going to talk about some of the key investment considerations related to evaluating rental income properties. And again, we're going to use the investment model that comes in this section to talk about those things, so that while you learn about them, you can also get to learn how to actually use the model. So similar to the fix and flip model, you're going to see something like this. There's a couple of read-me and how-to worksheets, but the one that you want to concern yourself with is the one that is highlighted in yellow that says Main Assumptions. This one has all of the assumptions that we're going to talk about in just a little bit in detail. Now, all of the other worksheets are kind of results that you get to look at. You get to see the deal results, what it looks like over the course of up to seven years for a rental income hold, what it looks like between unleveraged and leveraged cash flows for the project, what the…
