The first stage in the investment process is originations: the who, what and where of deal sourcing. Who will bring you deals, what are you looking to invest in, and where are you looking to invest.
- In this lecture we're going to talk about the first stage…of the investment process and that's called origination.…Originations is really just the…who, what, and where of your deals.…How are you going to get those deals?…Who are you going to get it from?…Where are those deals going to be…and what kind of deals are those?…So the who in terms of who you can get deals from…or who can be a source of getting deals from.…And they don't just have to be real estate people…as in terms of brokers or property owners or developers.…
They could also be through personal contacts…and other professional networks.…It really can be anyone who can point you to a deal…or help you get a deal.…The what is the asset type as in are you going to be looking at…investing in a residential versus commercial?…If it's residential,…what specifically are you going to invest in,…rental income property, a fix-and-flip type of property,…a duplex, a multi-family?…Deal size is the size of the deal.…Are you going to be investing in something…that is 100,000, 500,000, 5 million?…
