- In this lecture we're going to talk about the first stage of the investment process and that's called origination. Originations is really just the who, what, and where of your deals. How are you going to get those deals? Who are you going to get it from? Where are those deals going to be and what kind of deals are those? So the who in terms of who you can get deals from or who can be a source of getting deals from. And they don't just have to be real estate people as in terms of brokers or property owners or developers. They could also be through personal contacts and other professional networks. It really can be anyone who can point you to a deal or help you get a deal. The what is the asset type as in are you going to be looking at investing in a residential versus commercial? If it's residential, what specifically are you going to invest in, rental income property, a fix-and-flip type of property, a duplex, a multi-family? Deal size is the size of the deal.
