From the course: Real Estate Analysis Foundations

Introduction

- Hey, welcome to this obligatory course introduction. I just want to take a quick moment to introduce myself and give you a breakdown of the course, who it's for, and how you should take it in order to get the most out of your learning experience. Hi, my name is Simon He, and I am a real estate investor, broker, and consultant based out of Los Angeles, California. I've worked on over 400 million in commercial real estate deals throughout my career on both deals that are large and small, from single-unit rentals to deals that were worth 100 million in completion value. I am also a best-selling real estate investing instructor with over 150,000 enrollments from students in nearly 200 countries as of October 2018. If there is one crucial skill that every real estate investor needs to know, it's how to properly evaluate an investment opportunity. In this course, I'm going to teach you the same techniques that I learned while working at a real estate investment firm. And the same techniques that I still use today for my own analysis when I'm helping out a client. By the end of this course, you'll have the confidence to be able to properly analyze various residential investment opportunities, from single-unit rental income properties and fix and flips, to multi-unit apartment opportunities, as well as analyzing a portfolio of residential properties, of rentals or flips, all at the same time. You're going to develop a solid understanding of the overall investment process and where and how investment analysis plays into that. You'll understand the three primary investment strategies and how to actually measure investment returns, as well as how to factor in debt financing. Now, in addition to the video lectures, you're going to get four advanced investment models, these Excel spreadsheets that I've personally designed and have used on investment analysis. In fact, these models are being used and tested by my thousands of students from around the world. You're not only going to get them, you're going to learn how to use them to evaluate your own investment deals. All right, let's dive in.
