From the course: Real Estate Analysis Foundations

Intro to case studies

- Alright, you've now completed the foundational materials. It's time to see how these concepts are applied in real world investment analysis. But before we dive in to the first case study, a more advanced revisit of the rental income property analysis, I want to give you a few pointers so that you can take full advantage of the case studies you're about to see. One, make sure you download the investment models and try to reproduce the analysis on your own as you follow along as much as you can. You're going to learn a lot better that way. Two, after completing the example, try an analysis for a target property in a target market of your choice. Now, going through the process of finding the comps and thinking about your market and making and adjusting assumptions, that is going to be the best way to learn and ingrain all of the concepts that you've just seen. Three, I want to note that all of the models here are including a waterfall framework that's built in. Now, it's a framework that allows investors to evaluate investments if they're investing alongside investment partners. This is beyond the scope of this course, but I wanted to give it to you in the models to give you a sneak peek in these case studies. Now, if that's something that you wish to learn, please check out my other course that does a deep dive into that topic. It's called investing with others, an introduction to the waterfall framework. There I explain the entire framework, what the components are, and how and why it's used in structuring deals and why it's so popular among the professional investors. Alright, let's get started with your first advanced case study, let's go.
