- Schematic design and design development are exiting because we use them to develop the project from almost nothing. A few napkin sketches, if you will, into something feasible and something that can be constructed. When we developed a schematic design set for a retail project in Beverly Hills, we also used this set to obtain approval from the Beverly Hills Architecture Design Committee. So it served a double purpose. It covered major design elements of the building. The interior layout, the location of the new elevator, the exterior upgrades and site improvements, and the materials that we were proposing to use. We also included our intent for the exterior lighting and landscaping. And even some preliminary plan selections, as these were critical to our overall design. An example of a design development set was for a residential project that we currently have in development.
