Preconstruction
- Pre-construction provides a great opportunity to solve problems during the construction phase and prior to the constructing documents being permitted. Some teams, especially ones working with the GSA, the Government Services Administration, will leverage IPD, Integrated Project Delivery, developed by the American Institute of Architects, the AIA. Others will choose to provide pre-construction services that are separate from the master agreement. Integrated Project Delivery formalizes the relationship between the owner, the architect, and the contractor before contract documents have been created. This approach has proven to be highly successful, but also requires various stakeholders create a formal relationship by creating a separate business entity. Most teams steer away from this because of the nature of the agreement required.
