Bidding and negotiation
- During bidding and negotiation, the architect will help the owner solicit and review bids from contractors and will help the owner select the contractor that will perform the work. The owner will rely on the architect's experience in the field and knowledge of construction documents that will be presented to the bidders. There are two main types of bids, competitive and negotiated. In a competitive bid, several contractors are invited to bid on the project. When contractors are competing, there's an assumption that the lowest bid will prevail, but that's not necessarily the case. For example, even if a contractor has the highest price to perform the work, his experience in a particular project type, like schools or museums, will make their firm a likely overall winner. In a negotiated bid, the owner will, with the help of an architect, select a general contractor and then negotiate the price of the contract.
