- [Instructor] Here are some tips for writing strong offers. All cash, cash is King in this business. If you are using hard money lenders, the important offer term is no financing contingency. This means that your funding is like cash and your earnest money deposit is only refundable up to the end of your inspection contingency. Quick closing or the closing timeline that works for the seller's situation. As-is condition. Use an inspection period, but repairs will be waived meaning you're not going to request any repairs to be done. You may be able to negotiate for big ticket issues if you find those during your inspection period. Another strategy for a strong offer is a large earnest money deposit if you have the funds available. Or you can make a smaller deposit but waive all contingencies. Be careful.
