- [Instructor] Now once we're the proud new owners, we've got to prepare the property so we can get it rented. An important consideration with the hands-on approach is to be comfortable with the condition in which you accept a property you're buying. If you have never rehabbed, or you don't have any renovation experience, then don't buy a property that needs a full-gut remodel before your tenants can move in. The faster and cheaper you can move in tenants, the better the deal, and the less money you'll be spending before capturing any rental income. Okay, so the property is all shipshape and ready to go, but it's still vacant. We're missing the tenants. Time to advertise. This step is often overlooked, but a necessary part of the process to attract potential tenants.
