- [Instructor] Now that we have completed our five-step process and the MLS listed property looks like a potential deal, we perform our field analysis or property walkthrough to validate our numbers before we make our offer. Training your field agents to perform this five-step process allows you to be much more efficient in your business and have time to market, find, and analyze more potential deals. Basically, here's how the process works with a field agent. Your MLS keyword search finds a property meeting your criteria. The field agent does a preliminary filter to determine if it meets your criteria and your guidelines. For example, is the property in the target area or farm? Does it meet the minimum and maximum beds and baths? Is it on a busy street? Your field agent walks the property, takes pictures to provide current condition, and completes the repair estimator.
