- [Instructor] Finally, the hands-on approach involves the ongoing management of tenants, and the maintenance of property. Every month you'll need to collect and deposit the rent payments, then keep accurate records with proper bookkeeping. I also encourage you to regularly check up on or inspect the property, about every six months, to make sure you keep up with routine maintenance. This will reduce your repair costs. Repairs and emergencies are inevitable. When they happen, you can choose to handle these issues yourself, or have reliable handymen or contractors available to take care of any problems that occur. Definitely find these repair people to contact before you encounter an emergency.
