- [Instructor] Now that you have validated your deal analyzer numbers, and updated any information from your field analysis, remember to always make your offer based on your numbers, not on the list price. The list price or asking price gives you an indication of how much you will need to negotiate to get the deal done. The difference in offer and asking price also helps you understand the likelihood of closing the deal. Even if your number is low compared to the list price, making offers is critical to getting any offers accepted. Other offer terms may overcome price. If I'm not working with a buyer's agent for a deal, I will send an email to the listing agent with an informal offer to verify status and see if I'm in the ballpark before completing a formal purchase and sale contract.
