- [Instructor] Now that we have walked through the process of analyzing a rental deal with the indispensable tool, the deal analyzer for rentals, we're going to take a look at two approaches to owning and managing our investment properties. The first is the hands-on approach, and many beginning investors choose this method, which is really actively managing rentals themselves, or being traditional landlords. Here's the basic process when implementing this approach, including some useful tools you can use as templates. It all starts with finding a rental property that will be profitable. And this action step is not much different than how wholesalers and rehabbers find deals. The difference is in the exit strategy.
